There are 4 prominent golf course neighborhoods in Champaign-Urbana: Lincolnshire Fields, Champaign Country Club, Urbana Country Club and Stonecreek Golf Club. Of these 4 Lincolnshire Fields offers the most homes with golf course frontage and views of the course.
Currently there are 6 homes for sale in Lincolnshire Fields and 2 under contract. This is specifically single-family homes. There are another 15 zero-lot and condo properties for sale but in this post I am only talking about single-family houses. A 33% pending ratio is pretty solid (29% for Champaign overall). In the last 5 years the highest priced MLS recorded sale in Lincolnshire Fields was for $950,000 in 2010. A huge home on the back nine of the Lincolnshire Fields golf course. The lowest went for $155,000. Located on Duncan Rd. this home was a moderate sized 2-story with a view of the 15th tee but was in need of extensive remodeling.

Rates within the city limits of Champaign ranged from 7-7.8%. On a $300,000 home that could save you $1500 per year!
