Sawgrass Subdivision in Champaign IL is bordered by Staley Rd on the West, Bradley on the North and I57 on the East. It’s a convenient location to much of Champaign/Urbana and quickly “sold out” as it was developed. So far this year home sales in Sawgrass are well ahead of 2011.
The average MLS sale price for a single family home in Sawgrass for 2012 YTD is $219,350. This is up about 3% from the same time frame last year. 2011 was down over 7% from 2010 and it’s nice to see a bit of a rebound in housing values in this Champaign neighborhood.
The overall Champaign County real estate market has improved this year which is helping values in Sawgrass but the average size of the homes sold in Sawgrass has also increased about 3%. Coincidentally… this is the same as the change in home values. The size obviously affects property values but is only one of many factors influencing the home’s value.

Average days on market for closed sales in Sawgrass dropped to 78 days this year. Down almost 35% from the prior year and almost back to 2010 levels (67 Days).
The number of homes sold YTD in 2012 has bounced back as well. We’ve had 19 closed MLS sales so far this year, matching the 2010 numbers. With 2 homes currently pending the stats for Sawgrass will finish well ahead of last year.
