Spring sales continue throughout the Champaign-Urbana real estate market and the western side of Urbana is chugging along.  A short bus or bike ride from the UofI campus, this location offers a mix of housing options. 

You’ll find homes in this area of town ranging from 1 to 50+ years old and everything from your typical ranch home to creative tri-levels.  The info presented below looks at Urbana homes priced between $100,000 and $175,000 in the Urbana neighborhoods on the west side of town (bordered in these images with red).   Multiple bus routes service this area of town, it’s only a few blocks from the Stone Creek Golf Course and it’s also close to the Philo Rd. corridor of commercial and retail businesses.

There are currently 18 homes for sale in this area priced between $100,000 and $175,000.  Average DOM (days on market) is 131 days and the average list price was $131,267.  This average DOM is slightly higher than the countywide average.

In the last 12 months 14 homes sold in this sameUrbana IL Home Search - Closed sales area of Urbana.  The avg sale price was $130,153 with high sale price of $151,000.

14 sales in the last 12 months and 18 active listings translates to a 15 month supply of homes for the area.  Not exciting for a home seller but this has resulted in more attractive pricing for buyers and some great opportunities (check out the link for 1506 Kinch above).  Currently there are many home buyers searching this area of town and I’m anticipating that sales will pick up even more as we move into the summer months.  Typically demand from home buyers for this area is positively affected by UofI transfers and it looks like this year see the same influence.
