I am ready to officially declare Prairie Fields Subdivision in Savoy IL as the most popular neighborhood in Savoy! Newer homes, proximity to local Savoy parks and a great location in Champaign County all add to the list of positives.
Homes sales have continued to increase since our September 2012 market update on Prairie Fields. 46 homes have sold in the prior 12 months ending 1/31/13 and 47 for the 2012 calendar year. We currently have 5 homes listed for sale in the Champaign County Association of Realtors MLS system with 4 pending sales (under contract waiting to close). 4 of the 5 available homes are new construction homes.

Of the 47 sales MLS recorded sales in 2012, 21 were new construction. This is the largest number of home sales since 2006 for the Prairie Fields subdivision. A great sign for current and prospective homeowners.
The average sale price in Prairie Fields was $228,867 for the prior 12 months ending 2/1/13. 21 new home sales once again helps bring this number up. Only 3 new home sales (recorded in the MLS) for 2011 kept last years numbers down but the trend is continuing upward. New home sales averaged $241,218 while the resale of existing homes brought $218,492 on average.
Days on Market was considerably lower for the prior 12 months. Once again the new and existing home sales are very close in DOM (days on market) with 51 days for new homes and 55 for existing home sales.
