Robeson Meadows West or “Robeson West” as many refer to it is one of my favorite neighborhoods in Champaign. 260+ homesites mixed with a variety of styles, 2 miles of trails, multiple green spaces, a city park and multiple lakes/ponds. Best of all, it’s located a short walk from a retail village with shopping, dining and general office space. They even have a swan and a “Swan Task Force”. How can you beat that??

In the coming years we will see development to the south of Robeson West as the Curtis Road Interchange Project continues. Plans are far from final but I would expect to see a continuation of single-family, residential homes south of Sandhill Lane. The demand for new construction lots in Southwest Champaign would be strong and it would be a positive addition for the existing homes and neighbors.
Home sales in Robeson Meadows West have been active this year with a slight increase from the prior 12 months and a 2% increase in sale price. Although Days on Market has increased, you can see stronger demand for the neighborhood by the increase in List Price:Sale Price (97.1% of asking price).

In the last year we’ve seen sales prices range from $207,500 for a Bank-Owned sale to $735,000 for an impressive home across from Robeson Meadows West Park. Currently, the highest priced property is at $629,000 and includes a double lot. The most affordable is a comfortable 2-story at $295k.
